Senator Pipkin and Delegate Smigiel's Letter to Homeowners11/12/2008Dear Maryland Resident,
Property values have declined. In fact, this year alone, average home prices dropped in the biggest year-to-year drop since 1970 (U.S. Department of Commerce). The Maryland Association of Realtors tells us that Maryland home sales are down.
Chances are the property tax assessors assessed your home during the boom market. You could be paying property tax on your home’s inflated value - thousands of dollars every year. Now that home prices have fallen sharply, as a homeowner you must take action to reduce your property taxes.
Are you aware that you can appeal your property tax assessment?
The State of Maryland provides a petition to appeal your home’s assessed value. You must file the petition before January 1st to be considered for the next taxable year (which begins July 1st).
The petition is available online at: http://www.dat.state.md.us/sdatweb/petitnrv.pdf or call your local Maryland Assessment Office: 888-246-5941. You may also request a petition from me, your state Senator, Senator E.J. Pipkin. Email me at ej.pipkin@senate.state.md.us.
So, if you believe your home’s assessed value is wrong and too high, complete the petition and send it in to your County’s Supervisor of Assessments. A complete listing of County Supervisors can be found at http://www.dat.state.md.us/sdatweb/county.html.
Keep in mind that you should only appeal your assessment if you believe your home’s value is inflated because a petition for review could result in an increase if your home value has increased. One indicator of home value is the price of comparable homes in your neighborhood.
You may be being taxed unfairly. Take action now to find out if your home’s assessed value is wrong - appeal your property tax assessment today.
